Headquarters with rooftop housing
The Electrolux Group's headquarters is located in Stadshagen on Kungsholmen in Stockholm. The Electrolux Group owns the property through the real estate company Gångaren 13 and has had its headquarters there since the late 1990s. For over a decade, plans have been underway to develop the 36,000 square meter property to meet future needs.
8,000 square meter expansion
Skanska was commissioned to expand the headquarters by an additional 8,000 square meters and build 114 condominiums on top of part of the office building, along Sankt Göransgatan. The project also includes a new square, café, commercial premises, a restaurant, and a fitness center with a swimming pool and green rooftop courtyards.
In 2020, we signed for phase one of the project, and in 2021, we signed the construction contract.
Built mainly in wood
The new office buildings will be two and nine stories respectively and will feature a new welcoming main entrance. The new buildings will be constructed mainly of wood to minimize carbon emissions, but also for the excellent qualities of wood, its renewability and its ability to act as a carbon sink for many generations.
The office sections are made of cross-laminated timber (CLT) and glulam and are connected to the existing office building, which is built of steel and concrete. On top of the lower part of the extension, a seven-story apartment building will be constructed with a CLT frame.
All wood used in the project is sourced from Sweden and is FSC-labeled. (recyclable and sustainably sourced) Approximately 5,000 cubic meters of cross-laminated timber and 600 cubic meters of glulam from Långshyttan in Dalarna will be used for the office building.
At the new main entrance, large glass facades will showcase the construction's robust glulam beams facing what will become Stadshagstorget at Sankt Göransgatan/Kellgrensgatan intersection.
A moisture challenge
Working with a wooden frame always presents a moisture challenge. The fact that it is not possible to work under a tent makes it even more challenging. Therefore, it is crucial to work continuously with moisture control and Skanska has a moisture expert working full time on the project.
To minimize the risks of water penetrating the wood during assembly, all exposed wood and joists have been fitted with Setra’s newly developed product to protect the wood against moisture – wetguard. It is a self-adhesive cloth that is applied to the wood directly in the factory to protect against water penetration.
We also focus heavily on deviation management and training. For example, what do you do if you drop a hammer and break the adhesive sheet, allowing water to penetrate? Everyone on the site needs to be aware of this and much more.
Certified to BREEAM Outstanding and Zero CO2
The timber construction is part of the effort to minimize the project's carbon emissions. The goal is for the development to be certified to BREEAM Outstanding and NollCO2, a framework for climate-neutral construction.
Residential units aim toward Nordic Ecolabel certification alongside NollCO2 compliance as well.
Recycled brick usage
In the project, we also focus on reuse. The only parts dismantled from the old building are the old entrance and a brick facade. The brick is then reused in the new facades facing the street.
The residential buildings will be equipped with sedum roofs, solar cells and solar thermal panels. To promote well-being, residents will have access to green courtyards with outdoor kitchens, an outdoor gym, a boules court and cultivation plots.
Part of Greenhouse Sthlm
The renovation and extension of Gångaren 13 is the starting point for the new Greenhouse Sthlm block, which is part of a larger detailed plan for Stadshagen. When Greenhouse Sthlm is fully developed, around 2033, up to 3,000 people are expected to live and work there.
We started the project with Gångaren 13 in 2022 and the office building is expected to be completed in January 2025 with the residential units expected in the second quarter of the same year.
