Circular construction in the office of the future

Epic is the office of the future and is located at Universitetsholmen in Malmö. The building is designed with human well-being in focus and is precertified according to WELL, an international certification for healthy workplaces.

The property has 12,000 square meters of office space and has six floors. Epic consists of two buildings that are connected by a lush atrium. The atrium acts as a natural link between outside and inside.

Inspired by 20th century port cities

Epic was designed by the architectural firm Yellon. The architects were inspired by the port cities of the early 20th century and their tiled warehouses next to the quayside.

The outer walls consist of prefabricated concrete elements with cast-in brick and hidden element joints.

Circular material flows and upcycled material

Epic is one of our greenest and most sustainable properties where we have worked with circular material flows and upcycled material. This means that we use old building materials that are refined and reused. By using upcycled materials, the climate impact is reduced and we can avoid long transports.

In Epic, the wood paneling on the walls of the atrium is made of used window frames and wooden beams from Skanska's demolition project in Nyhamnen. Behind the wooden panel there is a sound-absorbing cloth consisting of old PET bottles. The floor tiles are speckled with crushed stone in different colors: red from leftover bricks from Epic's own façade, gray from concrete demolished in the Copenhagen metro.

Well-being in focus

In Epic, we have focused on how the built environment affects us. The tenants should feel comfortable and at ease. A healthy lifestyle is encouraged. For example tenants can borrow bicycles for free at the bicycle hotel and they have access to a car pool. There are showers, towel service and changing rooms.

Epic has an optimal indoor climate where the green atrium invites people to socialize. Natural sounds enhance the experience of tranquility in the atrium.

Pre-certified according to WELL

As proof that well-being is in focus, Epic has been pre-certified according to WELL. The WELL certification is divided into seven categories and is based on how the built environment affects us. It is based on six years of medical and scientific research.

The certification takes into account everything from air quality and daylight to nutrition and mental health. Among other things, the work environment must be distraction-free, comfortable and encourage creativity.
